Italian law requires us to register every guest, including children, on arrival. We make it as quick as possible — thank you for your patience.

A refundable breakage deposit is paid in cash on arrival — €300 per apartment, €500 per villa. It is returned in full at the end of your stay if there is no damage.

We accept bank transfers and online payment via PayPal. Cash is used only for the breakage deposit and small extras such as towels or laundry.

You have the privacy of your own residence with a friendly reception close by. Our team is on hand for local advice and recommendations, day-to-day help and anything practical during your stay, and takes care of the guest registration required by Italian law.

Towel sets are provided per registered guest — one bath towel, one hand towel and a foot towel per bathroom — and changed weekly. Pool towels are available at reception for a small charge. Please don't take the white indoor towels to the pool.

Beds are made Italian-style before you arrive. Quilts or blankets are available on request in spring and autumn. Fresh linen is delivered on request after a week (beds are then made by guests).

Kitchens are equipped to prepare and enjoy meals: gas or electric cooker, oven, fridge, moka coffee maker, kettle, cookware, dinnerware, glassware and cutlery (incl. wine opener, peeler and grater), tea-towels and a tablecloth. A toaster is available on request.

Selected villas in the Prime Residence have shared laundry machines for all guests; standalone villas and selected apartments have their own. Washing powder and softener are not provided.

We offer a few extras, including a “start pack” of basic food and drinks delivered to your apartment before arrival. Ask reception for details and prices.

The pools are unguarded, so the Swimming Pool Regulations must be followed; at least one adult per apartment signs them on arrival. There are three pools at the Prime Residence, including a round current pool the kids love and a shallow paddling pool for the littlest ones.

Osteria Etrusca is on the ground floor of Villa Apicius, serving typical Italian cuisine (full board or à la carte), usually open May–September. Check hours and menu at osteriaetrusca.com.

Plenty to do, especially for kids: three pools (one round with a current, plus a shallow paddling pool for the littlest ones), a tennis court open 9 a.m.–9 p.m., a sports field opposite the main pool, and an outdoor gym free to use any time. Rackets and balls are at reception.

Open 9 a.m.–9 p.m., no booking — just play if it's free. Rackets and balls are available at reception. The court is for tennis only; other sports belong on the sports field opposite the main pool.

Free parking is covered by the rental fee. The main parking area at the Prime Residence is large and unassigned (two spaces are reserved for Villa Tempo and Villa Forma). Driving inside the residence is only allowed to load and unload. Each standalone villa has parking right beside it.

There is an EV charger on the main parking area — please check prices and conditions with reception.

Pets are welcome in our standalone villas in Montescudaio and San Giuseppe (a pet fee applies — ask reception). Pets are not allowed at the Prime Residence in Saline di Volterra.

The nearest shops are in Saline di Volterra for daily food, fuel and medicines. Volterra has three supermarkets — COOP, CONAD and EUROSPIN — open even on Sundays (check hours).

Bicycles can be rented from “Becuzzi Rent” in Volterra; mountain bikes are also available on request through our partners.

There's a pharmacy in Saline di Volterra. For injuries or illness we recommend the hospital in Volterra (open 24/7); for minor matters, Misericordia in Saline di Volterra. Please make sure your health insurance is adequate.

Tuscany is a pleasure for much of the year. Summers are warm and sunny — perfect for the pools and the coast — while spring and autumn stay mild and comfortable. Do check the forecast before you travel.
